MUDS 4.3.1 Intent.

A mixed-use development should not be zoned simply as a mixed-use district; it should be zoned based on the location of its core, center, general, edge, and/or civic sub-zones. Doing so ensures that the public and governing bodies can adequately evaluate a development’s anticipated character and scale.

MUDS 4.3.2 Standard.

As part of the development application, a plan shall be submitted that shows the disposition of sub-zones contained in the development. This plan shall be the regulating plan. The regulating plan shall be sub-zone specific to both the block and the lot.
