SDS 3.1.1 General Provisions.

The first section of the document contains general provisions related to development and design standards concerning applicability, the application and review process, and crime prevention.

SDS 3.1.2 Document Format.

The standards are divided into three sections based on applicability:

  • Standards Applicable to all Districts.
  • Standards Applicable to Commercial Districts.
  • Standards Applicable to Residential Districts.

SDS 3.1.3 Applicable Standards.

A list of applicable standards for each zoning district is listed in the General Provisions section; this list of standards shall be the governing list of applicable standards for each zoning district.

SDS 3.1.4 Page Tabbing.

Each page is tabbed with the applicable zoning district for the standard.  This tabbing is provided as a quick-reference tool for document users.  This tabbing, however, shall not constitute a specific standard’s applicability to a zoning district; the list of applicable standards for each zoning district is provided in the General Provisions section of the document.

SDS 3.1.5 Standard Format.

Each page or set of pages consists of intents and standards relating to a particular topic; each topic consists of an intent and a standard.

  • Intent. The intent is a broad statement explaining the standard. It should be used to help interpret the application of a standard in a specific situation. In cases where special conditions exist that are not specifically addressed by the standard, the intent statement should serve as the basis for determining the appropriateness of the proposed design.
  • Standard. The standard states the regulation.
