ADS 5.5.1 Intent.
Long facades tend to appear institutional. Residential buildings shall limit the use of long, monotonous facades.
Standard:
ADS 5.5.2 Maximum Length.
The maximum length of any building shall be 500 feet; carports and garages shall be a maximum of 120 feet.
For larger buildings that extend beyond 200 feet in length, uniform or repetitive building facades should be avoided and variation in the facade character along a street frontage shall be provided through entryway designs, ground-floor entry units, porches, decks, architectural detailing, trim, siding materials, color, window/door placement and proportion, and other design features. In addition to the requirements in Architectural Design Standards Section ADS 5.9.2:
- Any facade exceeding 200 feet in length shall include at least one change in wall plane, such as projections or recesses, having a depth of at least 3% of the entire length of the facade; this projection or recess shall extend over at least 20% of the entire length of the facade.
- The required change in wall plane could be accomplished by stepping the upper portion back from the first or second floors of the building.
